Real Estate Department

Our expertise in the area of real property law is expansive and our experience and service is on a local, regional, national and international scale, including representation of various cooperative corporations, condominium associations, commercial and residential property owners and developers and managers. We also advise and represent construction companies, mortgage lenders, financiers, brokers and entrepreneurs.

Our Real Estate Department has significant experience in representing commercial property developers in connection with projects undertaken pursuant to the New York City “Vacant Building Program” and similar programs at the city and state level, with in-house bond counsel available, as well as the subsequent sale of tax credits awarded as a result of commercial and residential projects.

We have extensive expertise in any and all leasing matters, both commercial and residential, from offices to showrooms to retail to warehousing and we work with a mandate of expeditiously completing the best transactions for our clients, whether they be landlords or tenants, sublandlords or subtenants, individuals or companies, private or public.

Our work in financings and securitizations and loan workouts, representing lenders and borrowers in structuring and negotiating mortgage loans, mezzanine loans, construction loans and unsecured credit facilities comprises but one area of our representation on behalf of institutions and individuals, and includes all secured transactions, as well as sales of single and multiple-tier participation interests in mortgage loans and acting as counsel to lenders in the financing of office, hotel, residential, shopping center, factory outlet, warehousing, loft and multi-use properties, and in connection with varied credit facilities.

We advise both purchasers and sellers of office, hotel, residential (including cooperative and condominium, multi-family or individuals), and shopping center properties in regard to: helping clients oversee operational issues (including, compliance with all laws, codes, rules and regulations; telecommunications agreements and issues; building employee issues; vendor matters, licensing agreements and issues); supervising and consulting with respect to outside experts (engineering, architectural, construction and contractor matters; landlord-tenant issues; and environmental concerns), and handling litigation at all levels. Our services carry over to an expertise in all aspects of real estate organization, formation and structure, compliance and development. All of the foregoing are founded upon our attorneys’ hands-on experience in successfully representing every conceivable party to virtually any real estate transaction, issue or dispute.

We have successfully resolved numerous matters for our clients involving the City and State of New York including property taxes, exemptions, the New York City and State Real Property Transfer Taxes. Our in-house tax attorneys are available as needed.
